Limehome, Europe’s leading tech-enabled hospitality operator of design accommodations, has signed a new property in Rotterdam, completing its presence across all five of the Netherlands’ largest cities. The signing at the Schiecentrale complex in Rotterdam’s Lloydkwartier adds to a growing portfolio of over 210 units across nine properties in Amsterdam, The Hague, Eindhoven, Utrecht and Rotterdam. With live locations already operational in four cities and a fifth in development, Limehome is establishing itself as one of the most active digital hospitality operators in the Dutch market.
Rotterdam: first signing in the city’s most celebrated mixed-use complex
Built in 1904 as Rotterdam’s first power station, the Schiecentrale is a nationally listed heritage complex and has since been transformed into one of the city’s most celebrated mixed-use destinations, housing creative businesses, film studios, event spaces, restaurants and a gym across eight interconnected buildings. Located in the Lloydkwartier, one of Rotterdam’s most architecturally distinctive and culturally vibrant districts, the complex attracts a strong mix of business and leisure visitors year-round.
Limehome will reposition a former hotel within the complex into 24 design accommodations, with an opening planned for Q2 2027. The project is being developed by Dudok Real Estate, a Dutch developer and investor with deep roots in Rotterdam. Guests will have direct access to the complex’s extensive amenities and find themselves at the heart of Rotterdam’s creative and economic life.
The signing demonstrates Limehome’s ability to activate underutilised hospitality assets within complex, heritage-sensitive environments. As operating costs rise and legacy lease contracts expire, owners of landmark real estate are increasingly seeking partners with the operational track record to reposition and run assets of this kind profitably.

Utrecht: repeat partnership signals owner confidence
Limehome opened its first Utrecht property in January 2026, located in the southwest of the city in a well-connected neighbourhood offering easy access to the historic city centre, the Dom Tower and the canals. The project is a continuation of Limehome’s existing partnership with the landlord of another Amsterdam location, reinforcing a pattern seen across Limehome’s broader European portfolio: a majority of owners who experience the operator’s model firsthand choose to expand the relationship. The property’s early performance underlines the strength of that conviction: since opening in January 2026, the Utrecht location has maintained an average occupancy rate of 93%, reaching a peak of 98% in April.
An established presence across the Netherlands
Limehome’s Dutch portfolio spans a deliberately diverse mix of cities, asset types and ownership structures. Across all locations in the Netherlands, the company’s average occupancy rate consistently exceeds 90%, even during low season, reflecting sustained demand for its fully digital hospitality model in the Dutch market. In Amsterdam, the company operates two properties – 50 units in the Sloterdijk neighborhood, near the popular Westerpark, part of the flagship Ven Amsterdam mixed-use building, and a boutique location on Leidsekruisstraat in the city centre. In The Hague, Limehome has established a multi-property presence including a beachfront development in Scheveningen, developed in collaboration with a recurring partner. In Eindhoven, the company entered the market early, recognising the city’s profile as a design and innovation hub.
