Redevelopment of a hotel in Brussels

Limehome strengthens Belgian presence in Brussels’ European quarter

Limehome is expanding its presence in Belgium with a hotel conversion in the heart of Brussels’ European Quarter. Together with Baltisse Real Estate, an existing hotel is being redeveloped into 114 modern accommodation units.

The project reflects a broader shift in the market: centrally located hospitality assets are being repositioned to meet the needs of a more flexible, digitally driven demand.

Project overview

The project represents one of Limehome’s most significant signings in the Benelux region to date.

A centrally located hotel asset, repositioned for long-term performance:

  • 114-unit hotel conversion
  • Brussels European Quarter
  • Walking distance to EU institutions
  • Mixed-use asset with retail
  • Opening planned for 2027

The focus is on creating functional, high-quality rooms tailored to a highly international guest base.

Limehome

Why hotel conversions are increasing

Across European cities, many hotel properties are being reassessed. Rising operating costs and increasing staffing challenges are putting pressure on traditional hotel models. At the same time, there is a growing need for flexible accommodation formats that combine quality, efficiency, and digital accessibility.

Converting existing assets into tech-enabled serviced apartments offers a more stable and scalable alternative:

  • it reduces operational complexity
  • it aligns better with modern travel behaviour
  • it allows for more standardised and scalable operations

Considering a hotel conversion?

The conversion approach

Limehome focuses on the structured conversion of existing hotel properties into standardized accommodation units.

For our project in Brussels, this means:

  • integrating the existing structure into a standardized concept
  • minimal structural changes
  • implementing a fully digital guest journey
  • applying a consistent design and layout across units
  • enabling a scalable operating model with reduced on-site complexity

This approach simplifies both the conversion process and ongoing operations, creating clarity for property owners and guests alike. As our model is standardised, properties of different sizes and histories can be integrated quickly and operated efficiently.

Overview building Limehome Brussels

A location driven by international demand

Brussels’ European Quarter is one of the most established business districts in Europe. The immediate proximity to institutions such as the European Parliament creates a consistent flow of international visitors.

Demand in this area is shaped by:

  • EU institutions and public sector activity
  • international corporations and consultancies
  • diplomats and long-stay business travelers

This combination results in stable, year-round demand: an ideal basis when repositioning hospitality assets for long-term performance.

Benelux as a growth market

The Brussels project is part of Limehome’s broader expansion across the region. The Benelux region offers a combination of suitable existing building stock and stable demand in key urban locations. This creates a strong foundation for converting underutilised properties into long-term, operationally efficient hospitality assets.

What this project shows

This project illustrates how hotel assets in prime locations can be repositioned without fundamental structural changes.

  • existing buildings can be adapted to new demand patterns
  • operational complexity can be reduced
  • long-term performance can be stabilised

For property owners, this creates a clearer, more predictable framework compared to traditional hotel operations.
